Dry Creek Apartments is a 360,000-square-foot modular redevelopment, converting a former office campus into 326 attainable rental residences, and making it the largest modular project built in the Denver area to date. The development includes five four-story buildings with identical footprints and unit layouts, designed for repeatability and efficiency while addressing the high demand for housing just south of Denver.
Consolidated Investment Group, the project developer, is focused on creating a model for attainable housing that can be replicated nationwide. They have spent several years developing supply chains, design efficiencies and repeatable layouts with the goal of applying the model to future projects. They have brought together an experienced project team that has contributed its best practices throughout the design development process to support this first large-scale deployment.
RISE is serving as the modular manufacturer as well as transporting and setting all modules on site. By combining RISE’s modules with other off-site constructed components, including precast foundations and elevated decks, the project achieves both efficiency and high-quality results. Off-site construction ensures consistent quality, rigorous inspection and precise integration of components; benefits that are particularly critical in affordable housing, where durability and long-term performance are essential.
The project is currently in design development. Delivery will be phased, with the project proceeding into 2027, allowing residents the opportunity to move in progressively as each building is completed. Dry Creek Apartments will demonstrate how modular construction can deliver scalable, high-quality housing solutions efficiently and reliably.
The repeatable design of the five four-story buildings allows RISE to streamline module production. As construction progresses, modules are expected to be built and set faster, accelerating overall project delivery while site work continues in parallel.

Modules are manufactured in a climate-controlled facility, ensuring precise construction, consistent finishes and durable units. Repeatability allows lessons learned from early modules to be applied to later ones, further improving quality over the course of construction.
