Upscale Hotel, Modular Excellence

Record rainfall was no sweat for this boutique hotel project

RISE’s first project with Cambria Hotels marks the first Cambria-branded hotel in the state of Missouri and supports the company's continued nationwide expansion. An upscale, design-forward flag within the Choice Hotels portfolio, the 112-key hotel includes a full-service restaurant, a business center, flexible meeting rooms, an indoor heated pool, a Five Iron golf simulator and a fitness center.

The project’s success is closely tied to its modular construction strategy, particularly in response to challenging site conditions. During construction, the site experienced a record amount of rainfall that would have posed a significant risk to a traditional build. By manufacturing guest rooms and other building components off-site in RISE’s climate-controlled facility, a substantial portion of the project was protected from weather-related delays and moisture exposure, allowing the schedule to remain on track despite extreme conditions.

Like other RISE Modular projects, the hotel’s guest rooms offer a high level of customization. Detailed FF&E built-in refined finishes were integrated during manufacturing, demonstrating how modular delivery can support brand-specific design and elevated hospitality standards without compromise.

By manufacturing guest rooms and restaurant modules off-site while site work progressed, RISE accelerated construction and maintained schedule certainty despite record rainfall on site.

Off-site production reduced weather-related delays and on-site labor congestion, helping the project remain on budget.

Guest rooms constructed within our climate-controlled facility enabled precision installation of detailed built-in casework, custom finishes and brand-specific design standards.

Factory-controlled construction minimizes material waste, reduces rework and limits exposure to weather, supporting a more environmentally responsible building process.

Reducing the amount of work performed at height and on a crowded construction site minimized risk for workers and allowed for safer, more organized on-site operations.

Off-site modular delivery limited disruption to the surrounding community, reducing truck traffic, noise and site congestion in the busy St. Louis metropolitan area.
