The Home2 Suites by Hilton in Owatonna marked a new partnership between Kinseth Hospitality and RISE Modular, delivering an 84-suite extended-stay hotel in Owatonna. Located at the intersection of Interstate 35 and Highway 14, the project responds to growing demand for flexible, extended-stay and amenity-rich accommodations in small and mid-sized cities throughout the Upper Midwest.

Kinseth Hospitality, a seasoned developer and operator with a broad portfolio of Hilton and Marriott-branded hotels, identified Owatonna as a market aligned with the Home2 Suites extended-stay model. Designed to support both short- and long-term travelers, the hotel features in-suite kitchens, indoor and outdoor community gathering spaces, an indoor pool, fitness center, meeting rooms and shared amenities that encourage guest interaction while maintaining cost affordability with traditional hotel offerings.

RISE served as the general contractor and modular manufacturer, producing volumetric hotel modules in its Owatonna-based facility located just 1.2 miles from the project site. This proximity created a uniquely efficient delivery model, reducing transportation complexity while reinforcing local workforce investment; many RISE employees live and work in the Owatonna area, making the project a true community effort.

For Kinseth, the project represented its first use of volumetric modular construction after years of interest in off-site strategies that were previously unavailable in its core markets. Modular delivery addressed several key challenges common to regional hospitality development, including labor shortages, schedule certainty and speed to market. Manufacturing progressed in a controlled, climate-protected environment, allowing production to continue uninterrupted through Minnesota’s winter conditions.
