A major milestone in affordable housing took shape in Denver as RISE partnered with Blue Room Housing to demonstrate modular installation for Blue Room House One, a 54-unit affordable apartment community in the city’s Santa Fe Art District.
The mod-set event brought together project partners, community leaders and industry professionals to witness firsthand how modular construction is reshaping the future of housing. Guests watched as precision-built modules manufactured by RISE were lifted into place, transforming the project from a concrete podium into a four-story residential building in just a matter of days.
The event also gave attendees the opportunity to tour a fully staged modular unit, offering an up-close look at the quality, craftsmanship and design that define off-site construction. Seeing a finished apartment alongside the live installation helped demonstrate how modular manufacturing delivers not only speed, but also consistency and high-quality finishes.
For Blue Room Housing, the project represents a new model for developing affordable housing. A strong believer in modular construction, the organization is leveraging the approach to reduce construction timelines, improve efficiency and create more attainable housing for working residents throughout Colorado. As the manufacturing partner, RISE built each residential module off-site in a controlled factory environment before transporting them to Denver for installation. This approach minimizes weather delays, improves quality control and significantly shortens on-site construction schedules. While a traditional multifamily project can take considerably longer to build, Blue Room House One is expected to be completed in approximately one year, with the modular installation itself taking only a few days.
Once complete, Blue Room House One will provide homes for residents earning between 30% and 80% of the area’s median income. Studio apartments will start at approximately $750 per month, with most units renting for $1,300 or less, helping expand access to high-quality housing at below-market rates.
Founded by Minyoung Sohn, Blue Room Housing is committed to addressing housing affordability through innovative investment and development strategies. The organization is already planning future modular communities and is dedicated to reinvesting in the neighborhoods it serves by donating 10% of its revenues to community organizations while partnering with public and private organizations to expand housing opportunities.
