The hotel industry, especially Marriott International, was an early adopter of volumetric modular technology. Marriott began researching modular construction in 2014 by identifying companies that could manufacture hotel spaces. Since then, the company has worked with select owners who were early adopters of modular construction for their projects and educated lenders about financing such projects.

Hawkeye Hotels is a well-established operator of Marriott brand hotels throughout the Southeast and Midwest. Located in Coralville, Iowa, the company had been encouraged by Marriott to try modular, but there wasn’t a manufacturer that could efficiently service the locations of their projects. Enter RISE Modular.

Hawkeye Hotels and partner/developer JR Hospitality decided to take the leap and build their first modular project, a 239-key Dual-branded Marriott Hotel at Pentagon Village in Edina, directly across from a RISE project, The Eddi Apartments. Its placement at the intersection of Highway 100 and 77th Avenue is an ideal location: only 10 miles from the airport and minutes away from the Galleria, Southdale, Centennial Lakes and the Mall of America. As RISE completes the apartment building, RISE, Hawkeye Hotels and JR Hospitality will break ground and begin site work on the hotel.

Approximately 159 keys will be the Fairfield Inn & Suites brand, with the other 80 keys the TownePlace Suites, an extended-stay hotel with full kitchens, Container Store closets, patios and Weber Grills with a fitness center, laundry and a full-service business center on-site.
